Timber Sash Windows
for London Homes

From a single broken cord to a full house of new windows - we work on residential properties of every size, type, and planning status across London.

Property types we work on

Every era of London
residential architecture.

Timber sash windows appear in almost every period of London housing. We're familiar with the specific details, common faults, and planning considerations of each.

Georgian (pre-1840)

Slim glazing bars, 6-over-6 or 8-over-8 configurations, no sash horns, simple ovolo mouldings. Often listed or in conservation areas requiring single or vacuum glazing. Exact profile matching essential.

Victorian (1840–1901)

The most common sash window type in London. 2-over-2 plain sashes with horns from the 1850s onwards. Larger panes, thicker meeting rails. Typically in conservation areas - slimline double usually acceptable.

Edwardian (1901–1918)

Often larger sashes with decorative horns and more elaborate meeting rails. Bay windows with sash returns. Frequently in conservation areas. A common candidate for full replacement with slimline double glazing.

Interwar (1918–1945)

Mixed styles - some properties retain sashes, others have casements. Where sashes are present, they are typically larger format with plain styling. Often not in conservation areas, giving more glazing flexibility.

Mansion flats & conversions

Common across Chelsea, Kensington, and Westminster. Often managed by freeholders or management companies. We work on individual flats and whole-building contracts.

Modern new build

Timber sash windows are increasingly specified on new build and contemporary properties for their visual quality and longevity. We supply and install into new openings as well as replacements.
